Park A park surrounded by MacAuthur Blvd., on one side, the Avacodo medical buildings on the other, Fashion Island and CDM shopping center is about the worst possible place for a park location. I think the only reason it got slated for a park is because the Irvine company traded it for development entitlements elsewhere in the city. I suppose it would have been convienient if at the time of that deal making the city manager knew a new City Hall would be necessary. Why didn't Homer see this coming? Humm..... Tod/City Hall Site This is why Tod (and now his guy Henn) needs City Hall to stay where it is. Tod has spent years pushing for the development of Lido Marina Village. He has brought numerious developer's to the table. To have it make financial sense, it needs to be developed. By the time you pay about 25 million for the site, plus another 30-40 million for construction, you're in big time. A developer must maxamize the use of every inch of land for it to make sense. The amount of land that is needed for a parking structure takes the "makes financial sense" out of the deal. Therefore with the new city hall (and it's parking structure) as part of the already approved Specific Area Plan, the Village could use that parking structure evenings and weekends when their retail shops will be the most busy. The Village gets a parking agreement with the city and thus does not need to use their land and money to build it themselves. Tod is their hero. Why do you think these exec's are going to jail and being indicted. It has been so common in recent years and yet many of us didn't have a clue it was going on. Point it LB rides free and they were charging us $$$$$ Go figure..... cruisers There empty in laguna Beach, I see them all the time on are Hwy and no one is on the buses. I think I will call and ask what happened to our other buses. Money down the drain, business as usual. People don't use buses that live here, we spend more money on are cars then any where else in the country. Even the kids here have very nice cars. Our local govt is not to bright. Anyone notice he mentions it wasn't done within the "Spheres Committee" but another committee the city has. How many committees does the city need and why are they "secret". Dolores Otting points out these issues and more, that's why I will be voting for her in November -shine some light on the city council's dealings for a change. Yep!! Tod's Problem The irony on this city hall location issue is that it puts "new Newport" (The Irvine company interests) in competion with "old newport (Tod/JP Partners/ Lido Village) and the residents win. Old Newport wins if city hall redevelops where it current is, and require land aquisition, etc. (ie Tod's property value go up), and Newport Center (Irvine Co) wins if city hall moves there. The "park" space was a land deal w/the Irvine company in the first place. It was not resident drive. It is a terrible park space. Newport Center is the best place for city hall. Don Bren gets a win, and so do the residents. Tod and Lido Marina investors lose and therein lies the irony. Although there is one major property owner, who has recently sold, there are quite a few parcels under different ownership. The village cannot be redeveloped around these parcels. Well, what Tod has been telling possible developers is that the property of unwilling owners can be taken,condemned, by a "Parking Authority". Same thing as eminate domain but with the PA you have the public interest issue solved. Now, who recalls Tod successfully pushing a "Specific Area Plan" through council. Although not finalized, part of the plan calls for the new city hall and the new "Parking Structure". No new City Hall means no parking structure. No parking structure means no "Parking Authority." No Parking Authority means no condmation, which means no Lido Marina Village development. Who know's, maybe these East Coast invester's will not be too happy with Tod. Sorry Tod.
